Comparing Property Demand in Manchester and Liverpool

Manchester is the economic hub with new regeneration projects and has been given a beta-world city ranking (the only city other than London in the UK). 

Manchester has gorgeous sports clubs, structural design, scientific outputs, railway stations and developing infrastructure. Liverpool is a cultural city, a famous leisure destination in the UK. 

Liverpool is the city getting a huge inflow of students where students live in small shared houses or giant halls, while the student population is rising at the rate of 6 per cent y-o-y. As a result, both cities have developing property markets. Here is a comparison of various developments in both markets.
Manchester

The city became popular for the commonwealth games in 2002. However, the main attraction of foreign and local investors is towards the City Centre and the suburbs, and infrastructure has been growing in the past decade after the economic recession. 

The Green Quarter and the Victoria Railway Stations have undergone huge developments, making the city suitable for employment and providing an enormous balance between the style and facilities. The local government intends to start many new ambitious projects in the city. 

Greater Manchester

Some of the upcoming schemes by the GMHD, "Greater Manchester Housing Development", at different sites include the plan by the mayor, Andy Burnham, the Greater Manchester Spatial Framework (GMSF), for the new housing projects in the next 20 years.

The report submitted by the mayor states that there is a huge demand for affordable homes, for first-time buyers, especially for people living independently or with disabilities. 

The plan is to build on new sites and convert empty mills into residential accommodations, offices and shops. 

Salford

Salford was the region that revived from the losses in the post-industrial decline, and this region of Manchester is attracting huge foreign buyers. MediaCityUK (the waterfront of Salford) is making it a global hub for media (such as the BBC).

Liverpool 

The regions Albert Dock and Queen Square are millennium places where new projects have transformed the city. Its cruise liners can host more than 115,000 passengers, and the city's Docklands – The West Tower, is a forty-story skyscraper with many apartments. Other attractions in the city include the open-air shopping centres and the Liverpool One complex. 

Students seek quality, secure and purpose-built homes in the city, and the market is expected to grow while the occupancy of student homes is up to 98 per cent in the city.

The development of 11-storey apartments and buildings with more than a thousand beds in the Lime Street View for students will open in 2020. Many new developments in the city are aimed at building student flats. Also, there are regeneration schemes in the city of value £14 billion, apart from student accommodations.

Newer proposed development projects for Liverpool involve investments in the Norris Green Village, another impressive re-establishment project. 

There are some new developments away from the city centre, beyond Leeds, where residential schemes are being developed. The queries for residential, office and hotel development are also high.
