What do estate agents do when reference checking

They make sure if the person taking the house on rent has the legal rights to stay in the country. Their immigration (and passport) details/ papers should be updated. One may be asked to provide a reference from their previous and current landlords and get the documents approved by the employer. They may have to give their bank details, show their income and credit reports. Even without it, one can get a house on rent if they could persuade the landlord and show they will be paying the lease on time.
